Code of Conduct
The Association has been established to represent private landlords managing high quality student accommodation in the neighbourhood or within easy reach of the University of Glamorgan campus at Trefforest, Pontypridd.

In order to keep its members informed of changing student needs, revisions in legal regulations, safety standards and other national or local requirements, the Association holds meetings and maintains frequent contact with the University Accommodation Unit, the Students Union, the Local Authority Trading Standards Division, the Fire Service, the local Residents Group and other interested parties. The Association has prepared and disseminated advice and documentation (including a standard Tenancy Agreement and the Standard Complaints Procedure now adopted by the University). We believe our activities have already helped to raise the standard of local student accommodation to well above the country's average and this trend is set to continue.
One of the Association's primary aims is to promote the provision of high standard, well-managed student accommodation and our membership is restricted to landlords whose properties comply in every respect with current national and local regulations as required for registration with the University. Compliance with the statutory regulations is, however, regarded as a minimum requirement only. The Association aims to secure higher standards from its membership, to which end members of the Association are required to subscribe to the following Code of Conduct:
General

1) Every member shall adhere to the Association's Code of Conduct in all activities related to the provision of student accommodation.
2) Members shall declare and register (with the University) all premises under their control which are actually or intended to be used for student accommodation in the current academic year.
3) No member shall seek to accommodate students in un-registered property.
4) Members shall take reasonable and timely action to ensure that all student accommodation for which they are responsible fully complies with current standards in terms of health and safety throughout any period of occupancy.
5) Members shall provide accommodation which is safe, comfortably furnished, well decorated and properly maintained. Premises shall be thoroughly clean at the start of each tenancy period.
6) Members shall assist the University Accommodation Unit by keeping them informed regarding their current room vacancies and promptly advising them of changes as they occur.
Relations with Tenants

7) All tenancies shall be arranged employing a legally valid tenancy agreement.
8) Members shall manage their premises and the associated administration work in an honest and businesslike manner, keeping appropriate records throughout.
9) Members shall conduct the management of their premises with evident regard for the comfort and convenience of their tenants.
10) Members shall respect the privacy and dignity of their tenants.
11) Members shall treat all tenants with courtesy and fairness at all times.
12) Members may designate individual properties as, for example, `non-smoking', `female (or male) only' or `freshers only' but shall not discriminate e between tenants (or prospective tenants) on account of their nationality, race or creed.
13) Members shall promptly respond to any communication from their tenants and deal effectively with all reasonable requests with a minimum of delay.
14) In the event of serious dispute, members shall resort to the Standard Complaints Procedure.
Relations with other parties

15) Members shall, in their dealings with the University, other landlords, neighbours, local business people and others, conduct themselves with regard for the good reputation of the Association.
